For a few weeks now, I've had the pleasure of working for a company that works closely with Therma-Tru. Earlier this month, Therma-Tru put together a nice little info site and video that explains the Energy Tax Credit in layman's terms without coming across as a big advertisement for their doors. Definitely worth a look. http://myenergytax.com

The FHA 203K loan is a great product for home owners buying or repairing their homes in Minnesota!

However, many people do not know that there are similiar commercial loan products for investors.

This is how it works:

- Purchase Rehab Rent (PRR)
     * Purchase Cost + Rehab Construction Cost = X
          Loan amount is 80% of X
     * Once construction is complete, inspected and property is rented up to 50% of down payment can be refunded
     * Minimum FICO score 660
     * Debt Service Coverage must be 1.25 or greater

- Purchase Rehab Sale (PRS)
     * Purchase Cost + Rehab Construction Cost = X
          Loan amount is 80% of X
     * Maximum of three construction project at a time for new borrowers
     * Minimum FICO score 660
     * 45% Debt to Income (DTI) using your AGI

If ever your construction company runs into investors in the Twin Cities that want to take advantage of this great investor market give me a call.

To each their own I suppose. I have lived in a 1200 SF home, 2200 SF home and a 3600 SF home. Although all had their merits, the middle size home was more than large enough. I am convinced people use around 1000 SF of their home space and the rest is a museum for their belongings.

Never thought of it that way, but I agree.
So, a five thousand square foot house with seven washrooms for a young couple is too much space?

Brushmaster, all I'm saying is saving money is a myth, I do go on to say that the pros can spot a homeowner effort. I am trying to dispel the myth of "saving" money, because its all relative. I said saving is relative to materials and time, and painting is mostly labor, kitchens are not.

We could also add that other jobs like tile work can be materials light, such as a backsplash, but not properly done it will cost you if you go to sell your home. Painting (real painting) looks way different than someone going to Home Depot and putting 2 coats of crappy paint on the wall. Prep work is more important than actually slapping on a coat or 2 of $14 a gallon paint.

When you say, "if its painting your doing then yes, paint is materials light and labor heavy. If its a kitchen or bath then you’ll find out that the materials might actually be 50% of the job costs," what exactly is the suggestion to homeowners? Although painting can look easy, there is a huge difference between a professional job and DIY job - including time saved, quality, warranty, etc. See our latest post titled "Everyone's a Painter" http://brushmasters.wordpress.com/2009/04/24/everyone-is-a-painter/

Paul,

Thanks for the info, I had always assumed the new veneer got laminated over the face and then trimmed down with a router, obviously this would be difficult to do with cabinets up against walls and countertops on etc.

What you are describing makes much more sense, thanks again.
